Once you are happy with the plans, we can prepare a detailed construction cost analysis to ensure the overall project costs are within your budget expectations before the approval process starts. This step is part of DirectBuild's overall owner builder consultancy service.
Our Interior Designer Consultant can be there to assist you with the selection of the overall colour scheme and finishes for your dream home. The interior designer consultant will charge separately for their services and would be happy to provide a fee proposal to meet specific service requirements.
DirectBuild can manage the approval process for you for a competitive, separate fee.
This could involve Council DA /Construction Certificate approval or Complying Development Certificate approval. We discuss which option is appropriate for what you are looking to achieve.
Our service includes organising the required specialist reports/plans and liaising with the Council/ Accredited Certifier to address any issues that may arise to streamline delivery of the required building approval.
Following receipt of building approval, the Pre-Construction Set-Up work is undertaken. This is the second stage of DirectBuild's owner builder consultancy service.
This is a crucial part of the preparation and detailed planning to identify and resolve any potential problems before the actual construction starts.
As owner builder you are the project manager.
DirectBuild will provide you with everything you need to manage your project successfully.
In addition to our on-going phone/email support, our experienced building personnel will be on-site at least weekly to ensure the project is tracking to schedule/timeline, to budget and that desired quality standards are being achieved at every stage of the building process.
DirectBuild is closely involved in the assisting you with the gathering of the correct paperwork from trades, suppliers and specialist service providers to streamline the issue of the Final Occupation Certificate.
